INSIGHT SELECTS KEYSTONE TO BUILD NEW HQ

ST. LOUIS, July 23, 1999 - Construction is under way on two new mixed-use buildings totaling approximately 70,000 square feet in Chesterfield Valley for Insight Technology Group, the fastest-growing technology company in the St. Louis area and sixth-fastest growing high-tech company in the country.

Keystone Construction Co. is the design/build contractor and David W. Dial Architects, P.C., is the architect for the $4 million project, scheduled for completion Oct. 1. The 5.12 acre site is located on the north side of Chesterfield Airport Road at Goddard Avenue, just east of the main entrance to Spirit of St. Louis Airport. Both buildings are being constructed of tilt-up concrete panels and feature green reflective glass and highlight entry canopies.

Insight's headquarters, totaling about 11,000 square feet, will be located in the larger of the two buildings, said Bryan Svoboda, director of operations, training and human resources for Insight. The firm currently employs 85 persons.

Members of the construction team include: Systemaire, Inc., heating, ventilation and air conditioning; Kay Bee Electric Co., electrical; Kyhl Co., plumbing; Vee-Jay Cement Contracting Co., Inc., flatslab concrete; Kupferer Bros., steel; Acme Glass Co., glazing; St. Louis Automatic Sprinkler Co. Inc., fire protection; and DDC (Design, Development, Construction, Inc.), tilt-up and foundations.

Insight Technology Group is a rapidly growing high-tech software development and training company. As a nationally recognized innovator in next-generation development technologies, Insight helps its customers compete in the information age by reengineering their critical software systems to take advantage of the internet. Insight's approach allows customers to conduct real e-business over the web without throwing away their existing systems, thereby saving enormous amounts of time and money. While their services are sought nationwide, the company's rapid growth has necessitated four moves in the last five years, Svoboda said. The company will relocate its headquarters from 3401 Hollenberg Dr. in Bridgeton, Mo., to Chesterfield Valley this Fall. Insight will continue to operate its other office in Washington D.C.

Insight chose the new headquarters location because of the Chesterfield Valley's rapid growth and an increasing presence of high-tech firms, he said.

According to John Langa, an associate with CB Richard Ellis and former executive director of the Chesterfield Industrial Development Authority, Chesterfield Valley now boasts more than four million square feet of commercial space, having added 900,000 square feet since 1993.

"Chesterfield Valley has evolved from primarily an industrial center into one of the area's most desirable office service center and retail based locations," added Langa. " Home to the state's third busiest airport, the Valley has attracted several fast-growing high-tech firms, including Impact Technologies (now under construction), Infinitech Inc., LiveWire Marketing, Cambridge Engineering and Mark Andy Inc., just to name a few. The move west of several major companies, including MasterCard International, has paved the way for more westward expansion.

"Significant levee improvements also have spurred interest," he observed.

"The remaining improvements will be complete in 2001, with more than $30 million dedicated to moving it toward a 500-year- status."

Langa noted that the Valley has more than 4,700 levee-protected acres and is approximately 50 percent built out.

According to David Ziegler, senior associate and leasing agent, CB Richard Ellis, leasable office and warehouse space will be available in both buildings. Building A has approximately 26,582 square feet available for lease, divisible down to 4,800 square foot bays. Building B, totaling 31,680 square feet, is entirely available for lease and is divisible down to bays of 5,280 square foot each. Both buildings have truck-high and drive-in loading, with clear heights ranging from 18- to 20-feet. Office finishes are build to suit. For leasing information, contact Ziegler at 314/889-1535.

Keystone Construction Co., founded in 1987 by Bill and John Hardie, specializes in design/build office, hi&endash;tech environments, warehouse and manufacturing facilities.

  • the 90,000-square-foot office/manufacturing facility for Pohlman, Inc. in Missouri Research Park, St. Charles County, Mo.;
  • the 50,000-square-foot office/warehouse facility for Midwest Motorcycle Supply Co. in Arnold Tenbrook Center, Arnold, Mo.;
  • two buildings in O'Fallon Corporate Center, O'Fallon, Mo., the 20,000-square-foot office/manufacturing facility for King Safety Products and the 26,000-square-foot office/machine shop for Southtowne Machining, Inc.
